Another Government Program… But, wait! This one might not be too bad! Starting earlier this year new rules went into effect regarding the yearly inspection of residential rentals within the unincorporated areas of Sacramento County. A month or so after the rules went into effect the County sent letters out to notify the owners… Okay, not great… The basics: all residential rentals must be inspected once yearly and at the inception of every new tenant. First, rental owners must fill out a registration form. On the form the owner may check a box for ‘Self-Certification’ whereby the owner OR the Certified Inspector of their choice may conduct the inspection rather than the County representative. Then, a copy of the inspection form is kept on file by the owner. So, very little money changes hands – no inflated Government fees and surcharges. And relatively little paperwork. The inspection itself (when completed properly) is a bit involved – I took the class from the Rental Housing Association and am Certified.
